What is a Valuation?

A valuation is an assessment of the current value of your home based on many factors:

a) This will take into account it’s location i.e. proximity to shops, stations, bus routes, schools and local amenities.

b) Existing condition, the need for repairs and potential for further development, or quality of renovations, extensions and improvements that have already been carried out.

c) The overall size of the property and the current demand for this type of property at the time.

d) It will be an honest and accurate appraisal based on many years of local knowledge.

e) The suggested asking price is valid at the time of the valuation but may be subject to change depending on changes to the market.

Demand is sometimes seasonal and can also be influenced by interest rate variation and media speculation.

f) We will always try to maximize the sale price for our client, not wanting to undersell; but at the same time not wishing to over value. All too often unachievable figures are quoted which later leads to disappointment.

g) The valuation will also take into account similar properties that have been sold recently and other properties that are currently offered for sale within the local area.
